Alii Heights

Alii Heights neighborhood is the perfect place to live out visions of life in the tropics.

Welcome to Alii Heights

A Hip Hideaway with Stellar Ocean Views

If you’re one of the luckiest residents of Alii Heights in North Kona, you’ll not only wake to an awe-inspiring vista of the Pacific Ocean, but also a gorgeous mountain view. Most of the 200-ish homes here sit between White Sands Beach Estates and Kuakini Heights and from their perches on the hillside west of Highway 11, the view is sublime. This well-maintained neighborhood exudes a chic, urban vibe, with a peaceful overtone - perfect for quiet evenings watching the sunset or early-morning strolls, knowing you're close to the action of Kailua-Kona, if you choose to be.

The neighborhood features custom homes as well as buildable lots to craft your dream residence, with lot sizes ranging from 15,000 square feet to a half-acre. You’ll find stucco exteriors, covered lanais, and three-car garages as part of the three- and four-bedroom homes that line the sidewalks. An additional perk when you live on the Big Island - these neighborhood homes are on the county wastewater system.

What to Love

  • Close enough, but not too close, to Kailua-Kona
  • A broad range of home architecture and custom home sites
  • Close to neighborhood schools and outdoor recreation

Local Lifestyle

Just north of Kona, the Alii Heights neighborhood is the perfect place to live out visions of life in the tropics. There’s a slow, relaxed pace of life here, with neighborhood eateries, shopping outlets, sports complexes, and spas close at hand. White-sand beaches are close by, as is the Kailua-Kona waterfront thoroughfare, with its boutique art galleries and an open-air farmers market.

With a backdrop of stunning Mauna Loa and the turquoise ocean stretching out before them, residents here enjoy the best the Big Island has to offer: a warm climate year-round, with less rain than the Hilo side of the island, black rock lava outcroppings, golden-sand beaches, palm trees, lush green golf courses, and more.

Dining, Entertainment, and Shopping

Whether it’s a night out, a round of golf and lunch at the country club, or a day at the beach, Alii Heights is positioned well for dining, entertainment, and shopping near Kona. Without having to immerse themselves in the tourist throngs, residents can slip away to local hideaways, like Magic’s Beach Grill, known for its spectacular Kona Coast sunsets and authentic Big Island flavors. Come back time and time again for the different menus and styles of the restaurant, bar, and Beach Shack, where all specialties are sourced from local farmers and fishermen. Try the ulu hush puppies, a kimchi reuben, or a cup of smoked ahi chowder. Wash it down with a Maui Brewing ginger beer or refreshing Arnold Palmer.

Join friends and neighbors at the Kona Country Club for the day, embracing the laid-back island lifestyle as you tee off in full view of the cobalt ocean, then gather for cocktails and poke bowls at the restaurant.

For dining options, daily shopping needs, and movie theaters, the Keauhou Shopping Center is nearby, as is the Kona Inn Shopping Village, a waterfront line-up of shops, galleries, and boutiques along Alii Drive.

Things to Do

It’s easy to get outside and play when you live in Alii Heights. Kahalu’u Beach Park is moments away, a perennial favorite of snorkelers, surfers, and beach lovers. Take a surf or snorkeling lesson, sign-up for a customized snorkeling adventure to the Captain Cook monument, or try stand-up paddleboarding. As for snorkeling, this is one of the best spots on the entire island for spotting sea turtles, octopus, sea urchins, and dozens of rainbow-hued tropical fish, from yellow tang to orange spine unicornfish. You’re also just minutes from Keauhou Bay, known for its excellent manta ray snorkeling.

Residents fall quickly in love with local White Sands Beach Park, also known as Magic Sands Beach or Disappearing Sands. The beach seems to completely vanish overnight, due to high winter surf carrying away the sand to reveal dark lava rock. When the winter tide diminishes, the ocean current moves the sand back into place. It’s a months-long process, but this natural phenomenon is one reason this beach is so clean. While you’re here, pop into the many shops, beachside bars, and eateries along Alii Drive.
